1) Duchess is commencing Project Braces this fall. Should take two years, plus a follow-up retainer. No headgear or other extra misery.
2) Looks like we need a new roof, a full tearoff. While we're at it, we should remove the extra chimney, right? And if we're doing that, we should renovate the kitchen, right?
